Mortgage "Backup Plan"

Buying a house is exciting, but let’s be honest, the idea of taking on a mortgage can be terrifying, especially if you're someone like me who thinks What if I lose my job? What if I can’t make the payments?

Even with a stable income, I constantly worry about waking up every month with that heavy ...

Jacob has suggested to be at least 40 degrees north as a minimum (or south, but there's not much inhabitable land at that in the southern hemisphere)
That's actually where italy is

What are the best climates to live in, according to the Köppen classification?

I live in Florence. June, July, and August are unbearable, feels like Dubai. The sun between 10 AM and 5 PM feels scorching, with UV levels often hitting 10. Temperatures stay above 30°C, and humidity is very high. These 90 days drain all productivity. The rest of the year, spring, autumn, and ...

Think or Act?

I came across this very interesting comment on Reddit:

Like many of you, I consider myself a deep thinker. I often get stuck in overthinking and analysis paralysis, while I see other people, perhaps less analytical, simply ...

What Would You Do with $50K When Buying a House with a 100% Mortgage?

If you were to buy a house for 250k and had 50k saved up (meaning you’d need a mortgage), and you could get a 100% mortgage at a 2% interest rate for 30 years with an annual payment of 11k, what would you do with the 50k?

Would you put it:
a) into the house as a down payment (reducing the mortgage ...

Re: semiERE: exploring semi-retirement

Everytime I do the math on this stuff it just seems like its easier to get the job done instead of coasting strategies or anything else.

You assumed a certain income, but that's not realistic for me.
I'm not just looking for a way to make more money, I also need something that fits me.

For ...

the most important thing is to invest time and effort understanding what brings contentedness and fulfillment . Once you understand that you can generally use any of the techniques to move in that direction.

What do you think about sales jobs?
You get a base salary, plus commissions on what you sell — basically, like earning "royalties."

It sounds way better than breaking your back in a company just to get the same fixed paycheck every month.

What other jobs follow a similar model?

Off the top of my ...

Just continue to develop yourself as an adult male--learn to hone and exploit your intelligence, work towards enough material success that you could provide for a family if need be, don't neglect your physical health, and be a good neighbor rather than a jerk or a sociopath. Those are all things ...

Well, I actually said my friends have bitchy ex-wives.

I got lucky. Unfortunately, my wife didn't. And as I remind her everyday, that's her fucking problem.

Okay, now it's clearer. You mean she's not lucky because your friends were good guys with mean wives, while you're a jerk and your wife ...

.

Very good, Jacob, I see you’ve grasped the point.
What you’re saying (“just be yourself, women are people too”) are what we might call “bluepill” pieces of advice, while the things you mention like “clean your room, hit the gym, improve your finances” fall more into the “redpill” category ...

SMV / Dating Market Calculator

Is there a calculator to understand what our value is in the dating market or within a specific niche?

It would be insanely cool to have some inputs to enter and see where we rank in the world or evaluating std dev from the norm

For example, something like this exists: https://dating-market-value ...

So, at 60, my lifetime total is 26 partners over 45 years of sexual activity.
A great "relationship" life.
I wonder what kind of tools you used for dating: online apps?

Whether you work from the office or from home, a job is a job and you're still dealing with mostly the same soul-sucking bullshit. Things like commute or loud open spaces are no longer a problem, but everything else remains.

I was considering making a comparision btw working for yourself ...

But I also see it differently. If before you were an "employee", that is, you were always there at work, you didn't have many benefits, etc., today the world of employee work is evolving with smart working, you work from home, you have more benefits, so we can say that the lifestyle has improved ...
