Trust is a very valuable commodity, particularly on a personal level.
I think this is also a sign that he trusts he is selling to the right person for the property. If he wasn't, then you'd probably find that he could make the deal more difficult while still keeping his word. Reward his trust, not necessarily with money, but by your actions.
