Solar PV is starting to pay dividends, now over $1000 in credit with retailer. I'm keen to see how it goes over the sunny months.
I fitted a Second hand wood heater this winter and have been burning the free fire wood. Winter gas bill has dropped by 75%. Only using Gas for cooking and hot water now. I'm looking forward to getting the solar hot water system finished so I can get the gas disconnected.
Chooks have started laying again now that the weather is improving. Still riding the bike to work and getting a few Dollars for the side hustle.
Not to much else to report other than having reduced my cash savings a bit by buying some Pm's. Im looking forward to feeling comfortable investing into some income producing assets in the nearish future!

In Jan I organized for my electricity credits to be paid in to my account, rather than sit with the retailer as a credit. So $1,501 credited to my Acc. It will work out to be about $1,500 per year.

I've been doing a lot of work with my side hustle, so haven't made much more progress on the solar hot water system ive been making.

The Rental has been vacant since December. The bathroom needs fixing and the house needs to be painted throughout. It will be another month or two before it can be tenanted again! The lost income plus the costs of the works will set me back a bit for the next little while.

Re health and wellbeing, Just coming out of a bad patch. really run down and burned out. got crook with Shingles and struggling a bit with anxiety. Doc gave me 3 options, See a mental health person, medication, or lifestyle changes(diet, exercise, sleep and reduce workload). I'm running with the third option at this stage. But the workload wont reduce much until I have the rental up and going again.
Doing 30 Mins exercise each day, alternating between swimming and riding. I feel better for it already.

@MEA, My mother went through a similar thing health wise years ago. Back then she wasn't coping with day today stuff very well. During this period she sold her investment property and didn't work for a while. She got back on top of things over a 12 month period and regretted selling up.
I'm hoping this will pass for me as well. I'm hanging in at work for now. I believe it is the extra stuff i've taken on that has been overloading me, rather than work.

I spent $1000 extra on food and supplies in case we a stuck at home for a while and cant go out because of the escalating COV-19 issues.
This is all stuff that will use/eat either way so not a waste if things smooth over. Ill add to this over the coming weeks if things head down hill.

Im still staying in cash mostly. My adviser has kept me up to date with things as they unfold re money market probs and financing issues for lots of companies. They Markets are still way over valued on his analysis. I'm staying with his recommendations.

March was dedicated to getting organized for a Covid shitshow. Things like planting food, moving cash from weak financial institutions and getting the rental rentable.
The Rental has been vacant since December and was getting to be a burden financially. I have given the bathroom a makeover and fully furnished the place to set it up as a boarding house. My thoughts regarding setting it up as a boarding house rather than a regular rental are, being able to come and go to do repairs and check on the place and will be less likely to have the place totally vacant at any point. It would have needed carpets, drapes and a coat of paint inside to rent it properly, so figured I could get some funds in while it is still tired. I can see some problems with money collection and household disputes, but will see how it goes.

My headspace is a little better. Doing stuff like the house and garden seems to be helping. I think it's a sense of making progress or feeling like I'm getting on top of things. Whether I am or not, might be irrelevant.

Been eating to much take out food while fixing the house and not getting enough exercise, but I suppose digging a garden Is something.

I have borrowed 150k for equity investment. This will sit in an offset acc. so wont be paying any interest on it until I invest. I might not use this facility and certainly wont use it until I have used most of my existing cash allocation first. I would always keep 2 years living expenses in cash. I'll probably start purchasing equities in November at 10% of my cash position per month.

Finally have people living in the rental after 4.5 months empty. I hope they stay for a while. I've sold nearly all my shares and are just trying to save as much as I can. My partner lost her 3 day per week job due to WuFlu restrictions, so that will cut back savings a little for the foreseeable future. The side hustle work has dried up too. One bonus for the month was getting a $4k cash handout for moving my loan to another financial institution.

Finally getting back onto the DIY solar hot water system. Ive finished building the hot water store and have the 6 panels up and running. I still have to finish making the heat exchanger for the wood heater. It feels good to have it working from the sun at least. Non long before I can get the town gas disconnected, and start saving some money.
