Any thoughts on tax liens? Here in Phoenix where property values have dropped around 50% from their peeks a few years back and the high foreclosure rate I have read it is expected to be a record year for Maricopa county tax lien sales. Allegedly one can get an average return of between 8-10% return. I would love to find a mentor and learn more about this! Has anyone invested in this manner before?

I have looked into it. From my (very) limited understanding, rules and laws regarding tax liens vary from state to state and even from county to county. It sounds like finding a local mentor would be the way to go.
