I agree that a small fix that you can do yourself, such as the toilet valve, is just easier to do vs relying on landlord. Your budget was pretty crazy for Jan both from an income and spending category.

Interesting way to think about it, but there are some massive assumptions in here. First off I would say that 4% is among the lowest projected returns i have seen ... as is 3% SWR. I think the approach of going with multiples and percentages is more of a fair comparison and keeps it less specific for the OP. Otherwise it turns into a race for lower spending/lower WR and this just avoid any churn like that.
