Re: Guns in America

I think ultimately you are right (and jp) this is a pyschological problem, not a gun problem, at its core. But until/unless that nut is cracked I'd prefer these guys face trained professional fighters prior to waltzing straight into a school to shoot at my grandchildren. Unintended consequences... ...

The perpetrators often glorify going down in a blaze of glory. This is why turning schools into armed ...

@henrik - Oregon's smoke detector & CO monitor rules for homes are enforced at the time of sale. The owner can ignore them before/after the sale, but at the time of the sale the things have to be in place and operational. Generally it is outside concerns (lender, insurance, realtor) that nix deals i...

Individual humans might know what's right for themselves, but they definitely won't know what's right for all individuals because "individuals" constitute a population, a collection of individualities who ar...

Long term care REITs are getting hammered today: UHT, SNH, LTC. OHI taking a bit of it, but it's been so beat up that today is just a light bruise.

Pretty certain fire sprinklers are for saving lives rather than assets [as in insurance companies can calculate rates for losing assets, but not so much for lives lost because "courts"... self-insured owner-occupants have different value systems]. Not sure on the foam, other than it is for containin...

Had a frost for the first time in nearly a month. So warm that there are even volunteer potato shoots poking an inch above ground already! Fortunately had worked the ground yesterday anticipating the frost and exposing grass roots so they die. Raided the garden today for the remaining carrots. Indul...

Re: SWR milestone record - Most important factors? / Recap of the progress towards ERE

It's the three levers, in no particular order: - saving rate (increase saving rate/decrease expenses) - earnings rate (increase earnings) - investment return (investments doing better) Savings rate directly affects SWR because if you need less, then your SWR has just dropped. This is the one that ER...

Re: Investing Process - or how to think about investing

If you trade, keep track of the trades so you know whether your ideas are working or not in a statistically meaningful way. One big score out of 5 trades with the other 4 trades all over the map is not meaningful, especially if that one trade used different criteria. If investing for income, whether...

Don't let easements stop you, if the property otherwise suits you. Easements can be written into the deeds, which is a minor fuss.

On the other hand, if you think there are better properties, by all means continue the search!

I water the plants from the bottom. We bought a smaller chest freezer and it's just right for my wife & myself. No noticeable change in the electric bill. It's 37" wide and requires about 24" depth when you allow space for the hinges. It sits in the garage under the electrical panel, with a couple chunks of 2x4 on the floor as wall sp...
