It even seems affordable on an ERE budget.
Might be something for the ERE REIT/Nullhof projects.
Big Island in NY sells for $150k for 30+ acres of farmland and the possibility of building a house. It's in the middle of the river => Your very own moat.

I would love to have my own island...but I would also like it be my own sovereign state like the Vatican:) Any idea how much property taxes are on that place?

I'd say the rule is not to put a foundation onto a flood plane. I'd imagine a bunch of tumbleweed houses that could be pulled to safety?

Zoning seems to be an issue on these islands. And I can only imagine the jealousy or the red tape mess of local gov't. What about police (un)protection - these I guess are US problems.
I guess you technically wouldn't need a permanent structure to live on an island, which gets around zoning.

Add some floats to our tumbleweed trailer homes...or put up some tiki huts on pole foundations:)

If flooding happens occasionally, why not just build the house up off the ground several feet? I'm from a hurricane-prone area where all the houses on islands must be built several feet off the ground. A lot of these houses use the area underneath as a garage.

Of course you could build something much smaller.

The islands off the coast of Nova Scotia are really affordable. I have been looking at the for a while now. Some even come with houses. Atlantic can be harsh in the winter though
