Re: M, 26, best practices: land inheritance, should I sell, hold, do a new build or buy an existing house?

Really interesting talks. In my current perspective, I suffer from the pressures of having a house "all to myself", because at my age, I am still living with my parents. Having a home for me means: - Be independent - Being able to invite friends or people to dinner - Being able to have par...

Re: M, 26, best practices: land inheritance, should I sell, hold, do a new build or buy an existing house?

Maybe it's in my subconscious psychology, but my first security has always been to have a home for myself, whether it was small or big it wouldn't have mattered. This would have made me independent. With all its limitations, on a psychological level, it would be a strong impact for me to have a hous...

Re: M, 26, best practices: land inheritance, should I sell, hold, do a new build or buy an existing house?

rent cost the same as mortgage nowadays. but i don't understand your math: i would buy a 250k house, then do renovations for 100k. so total buy price it's 350k. 20% for mortgage it's 70k, so now I have 150k-70k=80k cash. Mortgage yearly cost it's 10k. The house has two room for rental vacation which...

Re: M, 26, best practices: land inheritance, should I sell, hold, do a new build or buy an existing house?

150k after taxes
I was thinking about getting a mortgage for a house.
I would split this house into two
One side I live is, the other side I rent.

I'll then put the rest of the money into ETF or index fund.

Does this sounds good?

Re: M, 26, best practices: land inheritance, should I sell, hold, do a new build or buy an existing house?

Guys, thanks for putting the effort for helping me, but family situations are not always like "flash" "done". We need meetings to make sure everyone is on track. Btw, lately I've received an offer: I would leave my Real Estate part for 150k in exchange. Now I wonder, what could I...

Re: M, 26, best practices: land inheritance, should I sell, hold, do a new build or buy an existing house?

My atm income it's low/average, but I absolutely need to find a place for me. The parents home would cost me a mortgage of 10 years, and would provide me to: - Indipendence - Have the time to study. - Seeking new Job opportunities while keeping this job who pays the bills. - Spend time on activities...

Is seems like you know about Italy. What do you mean?
Also, what is a safe bet salary to start thinking about a house, for Italy?

Navigating Housing Options and making "big decisions"

Hi there I'm near to 30y.o, I was in an LTR ended 3 years ago. I would like to find a house for myself. Mortgage rates and the cost of living have risen dramatically, while salaries are still the same. (I'm speaking to you from the perspective of a paid employee, and where I do live. Italy.). My sal...

Haircut

Hi there!
Which is the lifetime impact of an haircut done 1x week vs 1x month, economically?
So let's say you pay 10(discounted)*52=520€/y vs 15*12=180€/y.

Re: How do ERE men attract women?

We all know that when it comes to attracting a woman, at first glance, you would need looks, money, and status. This means that any woman would be more prone to be attracted to you if you have a high value in those three aspects. This also means that you could also be attractive to those kinds of na...

garages vs stocks?

Hello, where I come from, there is a lot of talk about how profitable it is to invest in garages, since with the average expense of 20/25k euros, you have a gross return of 1500/1800 euros per year, therefore around 7% gross. For comparison, what would this type of investment be like with that made ...

Pay debt with investiments

Hello! I need to buy a car and have budgeted 20k euros. I'm considering borrowing 20k euros from a friend at an 8% fixed interest, resulting in a total repayment of 21.6k euros over 120 installments, or 180€/m. With 20 thousand euros invested, I could withdraw 5%, covering near half of the monthly i...

Re: Car: buy cash or financing?

By dilated, I assume you're describing the following: Let's assume $10k in cash to start. 1. Buy a $10k car. Now that's all you have. 2. Buy a $10k car, putting $2k down, to get an $8k loan. Invest $8k. Now you have a $10k car, $8k loan, and $8k investments. So in option 2, you use the car as an as...

increasing savings rate vs using your income as an asset?

Hi there! Increasing My savings rate up to 70% it's easy for me, but, since my income is low, and COL would be too low to live comfortably, what if I would lower the savings rate to 10%, and then use 90% of my income as an asset, to get mortgage/ good debt, to get the money flowing to invest in some...

But a cash purchase it's still to be "dilated" in the period of usage of the car, right?

Car: buy cash or financing?

Hi there! Let's discuss which is better: 1) buy cash 2) financing Let's say you usually buy a new car every 5y. So you buy the car for 20k, and usually resell it for 10k after 5y. This means you payed 10k for the car. Now, let's compare if you bought the car cash vs financing. Apart the fact you nee...

Which is the cheapest way of trasportation?

Hi there!
Let's say we have a dynamic life, and we would like to know the cheapest way of transportation for our scenario.
In my case, I use the bicycle very often, but the car it's the main trasportation tool I use.

Which factors would minimize the expenses if you use the car?
